Everyone has their favorites but the one thing I will tell you is to try at all cost to stay away from anything topical, between the slip factor, salt and overall moisture we have here next to the beach, go with a good quality penetrating sealer, if they are looking to enhance color then a color enhancer will work well just explain the limitations and longevity of the color.

I am looking for a good sealer for slate that would be applied outside around a pool area.  The home is located on the beach.  The slate has not been taken care of for the past 10 years, some areas are degraded and peeling.  The owner would like to get a couple more years out of it before replacing.  There are some areas where water may sit for a couple of days.  Any suggestions would be appreciated.
