Tony,

 

I would recommend a impregnating sealer. DO NOT use any topical sealers.  Do a good cleaning, recommend using some 250 or 400 grit honing powder when cleaning this will give you a clean fresh looking surface then seal it

I am looking for a good sealer for slate that would be applied outside around a pool area.  The home is located on the beach.  The slate has not been taken care of for the past 10 years, some areas are degraded and peeling.  The owner would like to get a couple more years out of it before replacing.  There are some areas where water may sit for a couple of days.  Any suggestions would be appreciated.
