You need to be very very careful with any sealers or impregnators in this environment. If the slate is spalling there is a reason and any sealer may not help prolong it at all, In fact it may cause it to spall even more.

For cleaning, try a 80 grit Tynex brush, very fast and aggressive and leaves a beautiful finish.

do you know if it is an acrylic based sealer, if you can find that out or do a pull test you can apply some very durable top coatings i live in utah and we apply some coatings that are bomb proof, also we run into this problem alot where the customer is trying to salvage a coating and we have had some really good results, i can give you some ideas on how to test to see what type of coating is on it know.

I am looking for a good sealer for slate that would be applied outside around a pool area.  The home is located on the beach.  The slate has not been taken care of for the past 10 years, some areas are degraded and peeling.  The owner would like to get a couple more years out of it before replacing.  There are some areas where water may sit for a couple of days.  Any suggestions would be appreciated.
