The key to selling maintenance contract is not until you are mid
way through the job. At this point the owners and managers and wanting to know
how to keep the floor in that restored condition. When I do maintenance
contract I also guarantee the customer they will never pay for restoration for
as long as you maintain the floor. I have had in the past over 80 building on a
maintenance contract and these contracts generated in excess of $45,000 per
month . Some of the contracts went back to 1992 and the building only
paid for restoration once, but they have been under a maintenance contract
during that entire time.
There is more to a maintenance contact than just writing a
proposal. if you are going to sell the never again restoration program you need
to learn how to do this. This is taught in our 2 day Maintenance Training
Class.
The total sq ft of the building plays a role the entrance
to and from the building play a role the elevator locations plays a role
and some other factors.
There is a per day or per night standard I used to determine the
number of nights need to do a maintenance contact, it take into consideration
the above items.
To do a maintenance contract properly you will need to do some
honing every time you perform maintenance and you will be polishing every time
you perform maintenance.

Partners,
I am preparing a proposal for a hospital in my city for bathroom
restoration. I am trying to also get them to sigh on to a maintenance contract
after the initial job is completed. I have no experience in this area. Does
anyone have a sample contract that they use and or any suggestions to help me
land this recurring revenue stream?
