Roger,

Fisrst of all I do not like using acids cleaners on any natural stone. in this case if you have a truck mount carpet cleaner I would use it along with a alkaline based cleaner . then mop out the floor with a neutral cleaner to make sure the floor is at a ph balance.

 

If I did not have a truck mount unit then I would clean with alkaline based cleaner using hot water and add some honing powder to the cleaner to act as a scrubbing agent, scrub the floor and then I would do a quick scrub over the floor with a neutral cleaner to achieve a ph balance floor. This should clean up easy.

 

If the grout line are an issue and the grout is sanded grout I would use Grout Perfect ColorSeal and color the grout this will give you a new looking floor and grout .

I use an 80 grit brush and a light acid solution cleaner. Then you have to use a pressure extractor to get the slurry all off and you have to be super thorough.

All,

I have been asked to bid on two slate jobs. Please see the attached picture of one job. What is the best way to clean the slate and brighten up the grout lines?

On the other job, the last time they had it steamed cleaned. Is there any advantage of steam cleaning a floor? If so, what are the advantages?
