Zev:

Q. What’s the going rate to strip, clean and apply a topical coating for terra cota tiles (the joints are very dirty need to be scrubbed)

A.  Depends on your area, prices varies. I would price it by how much time this job would take.

Example: If you would like to make $125.00 hr this includes labor, your sealer, tools and the knowledge to do the work correctly. You figure you can do the job in three hours.

Bid may look like this $125.00 x 3= $375.00, maybe $25.00 for gas if you don’t have to travel far.

Good Luck

Color seal needs to be at request of client(this is and extra charge of course). Just let them know grout may not be perfect because it may be stained below the surface and a cleaning may not make it look perfect, color seal is an option to make it like new and seal the grout at the same time. Also grout may have some color loss or Sometimes client would like a different color grout.

Hope this helps

And as far a wax I like Ironstone sealer by Butchers

As far as Stripper goes everybody has their favorite I personally like Bombers from Waxie but really any good stripper will do.

Apply stripper let sit for 15-30 min dwell time is key, but make sure it stays wet don't let it dry.

Use a weighted floor machine with a water tank(water tank is key) with a strata grit stiff brissle brush on the bottom.

Scrub the floor, use your stand up grout brushes for the grout, after the floor and grout have been scrubbed start releasing water and having your helper use either your vac or poratble to rinse and vac everything up.

You may  need to repeat 1-3x depending how much wax or sealer or mop n glow they have on the floor, the tiles will strip and resurface but the grout can be a PAIN....We did one 2 weeks ago went through alot of razor blades.........

Another thing we have done when stripping multiple times didn't work or was not possible due to baseboards wood surrounds etc(mask everything off it is very very messy to strip saltillo) is used our makita with a 120 grit sandpaper and it will take it right off (you will go through alot of sandpaper but it works well)

After it is stripped alot of times you will need to color seal.....As far as the sealer or wax you apply that is up to you.

Hi what would be the best procedure to clean (strip) terra cotta tiles? What product is the best topical coating to put on it.

 Thanks.
