Your best, most durable sealers are Poly-Aspartics, Urethanes or Epoxies but your paying top dollar. National Polymers sells an epoxy primer for a reasonable price and it's easy to apply. Either that or go with a 30% solids solvent based sealer and walk away with the check.

I think I have the polishing part figured out, but am looking for a good sealer for the concrete warehouse floor that will keep help with maintenance and doesn't require a ton of prep to apply that would be cost prohibitive. The Owners will clean the floor before turning it over to the tenant. It doesn't appear to have any epoxy or other coating on it although there are some areas that look like seepage from some machines. I am concerned about sealer delaminating etc.
