Mike & Tammy,
First you will never get rid of the rough areas. It is
possible it came from the quarry in that condition but could be caused from the
moisture pushing the salts from beneath the stone this causing the areas to
open, it could be the result from over crystallization. It could have been
caused from a coating being applied on the surface and then stripped off. At the
end of the day you need to deal with the stone you were given.
I would maintain this floor using diamonds to remove any of the
scratches and etching, then polish with a polishing powder, BE SURE to
neutralize the floor when you finish polishing. I would not use any crystallizer
on this floor and in my contract I would note these areas that are open and also
keep pictures of the floors in the customer file.
Be sure to protect yourself on this floor, document everything
!!!!

They want
it maintenance polished approximately 4000 square feet consistent pattern
throughout the house in the Negro marquina. No signs of moisture. Trying to get
more information from the staff. Appears to be over polished but however
the staff seems to think it came from the quarry that way.

I agree with Stuart, providing it base color is black. It
appears to be spalding and the veins are opening up. A common problem with some
black and green stones.
I hope you are not trying to do anything with the open veins and
spalding ?
What service is the customer asking for ?
