Baired-How long does it take you
to crystallize x square feet and how does that compare to polishing? Never really measured but probably crystalize 1200 sqft per hr vs regular polishing 600 sqft hr.
Also, when you do your
1/4th refinish, what exactly do you do? If the lobby is 1200 sqft I will refinish 300 sqft and crystalize 900 sqft.
Thanks Randy. How long does it take you to crystallize x square feet and how does that compare to polishing? Also, when you do your 1/4th refinish, what exactly do you do? how much honing and polishing? This place looks like, if we were to stay on top of it, not much honing would be needed, except in some areas such as the elevators (currently not in good shape and I'm not sure how long that area has gone without restoration. Unfortunately the manager isn't that helpful only because he inherited the project, and the contract with the old guys doesn't really say what they are going to do.

So figure yours out and if you need to add to it because of size of the area then charge the minimum hourly rate you will work for a recurring client. We include in the maintenance every month a 4th of it gets refinished and the other gets crystalized. Then the next month you refinish another 1/4th. At the end of the 4th service the whole area has been refinished and start all over.Hope this helpsRandy Frye

Basically, the lobby has been maintained by monthly crystallization of the surface. The management really doesn't understand the difference between crystallization and polishing, but they wanted to look exactly as it does now (crystallized). There are some small areas that also need honing, but overall condition looks pretty good. We do not do a lot of regular monthly maintenance like this, So I am looking for basically the rate of production to maintain the floor with crystallization fluid (10 sf areas) and was also wondering if companies that do maintenance on a regular basis cut their margin below what is typical for restoration. I would welcome any suggestions. Thanks, Baird
