 Your right sealing the grout will not stop it from getting dirt, especially if the customer is cleaning their floors with dirt mop water or dirt cleaning techniques.

What sealing the grout will do is give the customer additional time to clean up still before they have the time to penetrate into the grout, so the sealing will give some protection. Porcelain tiles will not absorb any sealer nor will ceramic tile, so it is a waste to put sealers on the tiles. the grout . you will achieve some protection.

My recommendation to my customer is to color seal the grout line. This will give the protection and keep the grout clean provided they customer has and used proper cleaning methods. Even if a color sealed grout get dirty the customer can clean easy using a neutral cleaner , soft brush and the grout will clean  up to it original color.

Hey Gang, I really dont use impregnator on grout for the simple reason that most if not all clients think that by doing this it will keep the grout clean.  Also wanted me to apply impregnator to porcelain tile crazy south florida.......
