Hot, dirty tires will leave marks on anything no matter what you seal it with. I would make sure that is has a nice smooth honed finish, seal it well with an impregnator so that the tire marks can clean off easily and set up a maintenance program with them.

Run away as fast as u can.  Nothing I know will do that without making it slippery where cars won't stop when it's wet or that will not cause damage to the stone over time. Good luck.
