1. When removing the tack strip DO NOT remove the strips buy prying them off. Split the wood of the tack strip from the nails, leave the nails in the terrazzo. Then use an angle grinder with a metal or diamond blade and cut off the tack / nails . grind off flush with the floor then hone and polish as normal. The nail will not be seen and there will be NO damage from the removal of the tack strip..
2. Replacing the terrazzo, first you need to determine the mix of the stone/ chip then get the pricing for the require stone/chips. Chicago Marble and terrazzo can assist you with this. They can help you with the cement mix or may recommend you do the repair in epoxy. Once you determine the cost of materials then you need to determine the cost to mix and install. I would allow 1 day labor. The terrazzo repair needs to be 1/8 to ¼ inch higher than the existing floor. cement based repairs will require 4 to 5 day cure time, epoxy will require 2 to 3 day dry time. If you try to cut the floor too early you will pull out the stone/chips. After you grind the floor flat then hone to 120 or 220. If this is a cement based you will open holes in the terrazzo pin hole. These need to be filled. Mix up your cement based and use a steel trowel a trowel the cement mix into thee pin hole. Mix the cement with latex to add to the bonding and will cure faster and harder. Allow to dry 24 hours then finish you honing process. This can take 2 to 3 day of work price by your daily rate.
3. When pricing the areas that you cannot see base the work on worse case. In you contract write in verbiage that starts if there are holes and cracks or stains that require repairs this will be an additional charge based upon the repairs needed at a rate per hour.
4. Who going to remove the carpet? Who going to remove the glue ? these are thing you need to figure the cost for. Caution the glue could be easy to remove or could be hard to remove. TEST before pricing. On carpet glue try HOT water first, then move to chemicals to remove. If you can find out the type of glue used then you can check and see hoe to remove. If you have trouble removing the glue Home Depot rentals have scraping pads for the floor machines you can rent, these scrapers work very good.

Guys,
I've been asked to provide the quote to restore about 5000 sq ft of terrazzo floor, out of which about 2000 sq ft is covered now with the carpet. Carpet's padding I was told, that originally wasn't glued but over the years maintenance guys glued in the perimeter edges, which I am sure discolored those areas. Carpet is held in place by the tacking wood strips that were nailed down. I am sure there will be significant damage to the terrazzo from those tack strips removal. I am also sure that there will be some cracking in that floor and some areas that used to be glass security door installed also need to be addressed. Unfortunately I can't fully inspect those under carpet areas until the project starts.
My questions are:
1. what wording do you use in your proposals or contracts to cover yourself from unexpected, additional repairs?
2. What is the process (never done full terrazzo replacement) and what is the cost to replace 13ft x 1 ft area?
3. Is there anything that I should be aware before I bid this job?
