Hey Stu, if the floor is loosing its sheen in some areas it may need a complete stripping before you can re-coat it. 

When ever you puts a coating over a floor that's patchy the finish never looks even. 

The areas with coating are alway shinier than the areas that are bare. Then you have areas that are about to flake off then once you start walking on it then there goes the new coating over the loose patches too, back to patchy  again. 
That's my experience.
