Can you send some pics-how many sq ft is the floor?
I agree with what these guys said.
You should do a test so that you know what your up against.
You would want to write this up so you can cover any potential problems like Bill mentioned.
Most property Managers are reasonable clients provided you write a good contract and deliver a quality job.

Just a note of caution. When stripping it is very difficult to protect surrounding areas such as baseboards, wood floors, carpet or any painted surfaces on these types of jobs.  Let the customer know you will be as careful as possible but you can not be responsible for any such damage.  If it butts to carpet you cam pull back the carpet but let them know they will need and intsaller to retact the carpet.  On most baseboards they are MDF/partical board  and there's and good chance the will warp and need to be replaced.  If the customer do not find this acceptable walk away.

Good luck, Bill Selik

To get the urethane off you're probably going to need to use paint stripper. Make sure you have plenty of ventilation and protect everything thoroughly. Make sure you charge accordingly because it's a pain in the butt. High end property managers are usually called estate managers and are looking for good quality workmanship and the price is usually second to them. But always remember they are looking out for their employers

Subject: Two Questions

My son just had a request to remove polyurethane from a slate floor (which he estimates has been on for more than 30 yrs.) which is starting to peel. Any suggestions as best method for removal?  Also would like any feedback regarding working with high end home property managers? Good/bad experience? What to expect, do/not to do? Thanks for any feedback. Atlantic Stone and Tile Care  Charleston, SC  Joe Sykes Sr.
