Hey Mike-If you got a high moisture reading I would walk.
Am kidding-sort of but they will have sold their home and you will own the porch!!!
The moisture is within the construction of the porch-if they can correct the drainage and the moisture is mitigated then it would be doable.

Good evening, I check the porch and found moisture. Went to the room underneath and found no moisture anywhere. Customer is trying to sell the home. Could this job be done successfully or should I just walk.

I agree-just to add-check the moisture by using a moisture meter before you do anything-

That is efflorescence that is coming up from within the stone and the calcereous salt deposits are being trapped by the topcoat as the moisture evaporates. Need to remove topcoat and seal with something that impregnates the stone.  Aldon makes products that work well. Dry treat Intensifia is really great and doesn't stink as much but much more expensive.

They themselves tried cleaning with vinegar and salt, now salt stains have covered most of the porch. Any ideas on how this can be repaired.
