Hey Ron,as dirty as those pits are in the floor that's a perfect opportunity to upsell the job to do the whole entire floor. 
We do tumbled travertine and marble a lot with black pits everywhere. 
We diamond hone all the scratches out then powder hone the floor with aluminum oxide using whichever grit needed to match the finish. 
We add an alkaline cleaner along with the water as were doing the Powderhone for a deeper clean and to help loosen up all the dirt and soiling inside the pits. 
When the honings all done we just add water to the floor and scrub it with a white cleaning pad on a weighted pad driver and extract it. Will you see able to wash and blast out about 80% of the black soiling inside the pits often times more. Then we go back over the grout joints and all the remaining black pits with a single jet. 
We usually get it 100%. 
But I always explain to the customer their is additional labor to hot blast the pits to get all the soil and dirt out and I charge for it. 
Then if they need holed epoxy filled with travertine filler I  charge in addition for that too. 

It could end up being average $3.5-$5.5per sqft for all those steps. 
So I always use my before and after pictures to sell the job. After all they're only other alternative is to tear it out. Most customers don't even think it can be done until I show them the pictures. 

It's a lot cheaper for them to pay the $3.50-$5.50per square foot then to tear out what could be a beautiful floor.
