Recommend you look at the Richard James Chemical products. Their StoneLoc line work well. They have a variety of different products for different applications

The problem on the floor is not porosity but texture.  The hills and valleys of the profile are catching the dirt.  I have worked with a similar floor.  The texture is to increase the coefficient of friction so any coating has to be specified to not decrease their current level or you would need them to sign off on the liability.  The other issue is what will resist ice melt compound or you could have a mess in the winter?  Most finishes don't resist that.  We used an Aldon product that was a solvent borne acrylic some years back but most solvents would be too noxious in that environment.  Honestly, the next option for them would be the ultra violet cured finishes.  That is what one of our hospitals do but I am not familiar with the products and process enough to comment.

I have a hospital ER lobby that never shuts down. We have talked to them about applying xGen coating, but they cannot shut down for the work and then the 12 hours' dry time.

As you see in the pics, this tile is very porous and next to impossible for them to keep clean. Is there a penetrating sealer that anyone has used that they would recommend a demo on this type of surface? Needs to dry rather quickly but help with their cleaning? Thanks
