I would first make sure the floor is dry. If it flooded twice it still may be retaining a lot of moisture. If this is the case I would not attempt any stain removal until the floor is completely dry.
The next I would do is make sure the stains are not iron. Test with RSR2000. If it turns purple its iron. In this case it may be a hopeless case.. Have her call her insurance company and have it replaced.
