This is a porcelain tile, you can clean with your spinner tool or a floor machine with brush.

I would clean using a new product from M3 . The  tile cleaner TIO 2 work great, we have changed all of tile and grout cleaning to using this product.

It is a powder, we mix 2 scoops of cleaner to 5 gallon of hot water, mop on heavy and scrub.

Missing grout need to be replaced with a sanded grout.

If the customer is looking for perfectly restored grout line then they need to color seal.

Partners,

I have an auto dealership here in my town that would like their tile to be cleaned in the showroom and surrounding areas. It seems to be porcelain with sanded grout lines. Some are polished and some are rough or flat finish. Would like opinions on tile material ID and any cleaning suggestions as the grout is in terrible condition even with some caulk repairs in grout lines. WE use truck mount hot water extraction with spinner tool normally every day. Also suggested to the client possible color seal post cleaning to restore grout lines. Five pics to help.
