Looks to me like its below the surface-whatever it is.
Give us some background on when this started occurring.
That looks like a Damp staining issue. I don't think it is mold or mildew.
Using more water based chemicals may not be the answer until you find out whats happening under the stone.
If the client has extra tile you may want to lift one and see whats underneath.

We have used several stone cleaners as well as chlorine on this stone. Nothing seems to be working on this. Does anyone have a suggestion what we can use to remove this?
