I am planning on removing all of the grout/silicone around the base perimeter prior to putting our Dehu in there.  I do believe that this pan construction combined with natural stone is just asking for a moisture problem.  Here is another image:

Should I tell her that this is a rip-out and there is no hope?  This is in preparation for a sale.

You can try to dig that material out,dry it out ,and fill with waterproof type silicone,but I don't think you are fixing this without major demo and retile work

Looks like the caulk failed...I would dry it out and recaulk.  Make sure it is dry before caulking.  I would place some air moverers in the room. It could take  a while to dry out. I dehumidifier would work faster.
