Stuart, These area will need to be cleaned using an acid based cleaner. Seeing that this is ceramic tile the acid will not hurt the tile. You can try using StoneCare Central ceramic tile cleaner. If this is not strong enough then in the areas where you have heavy lime deposit, Porsco makes a product call Masonry Cleaner. Be careful this product need to be diluted. Read the instructions. DO NOT use Muric Acid. Once you clean the area then clean it again using StoneCare Central Neutral Cleaner. This will assure the floor and the grout goes back to the proper PH level. John E. All the sealers I have ever used will not work if you first apply a solvent based impregnating seal. The water based sealer will be repelled by the solvent based sealers I have seen where the water based sealer has been applied and the stone become spotted, it looks like water spot on top of the floor and are very difficult to remove. (they pretty much recommend that topcoat over all of there products). Not sure why it works.
