My experience in the past is residential maintenance contract normally do
not work. in most cases the stone in a residential setting will require our
services once every 3 to 5 years depending upon how the customer maintains
their stone. what I would recommend would be to promote granite countertop
clean, repolish and seal which should be done every 2 to 3 years. This can
be done using a direct mail program or other means of advertising. If you
have a lot of honed finished floors in your market then they will need
cleaning and sealing more often.

The best way to build maintenance contract is in the commercial side of the
business. office building and hotel have much more traffic and need to
maintain their floors. if a commercial is not maintaining their floors they
will need to restore them every 18 to 24 month depending on traffic. If you
place them on a maintenance contract you can
Pretty much guarantee your customer they would never need to restore their
floor again using the proper maintenance program. This always interests
office building, they can pass on the maintenance as CAM Charges to their
tenants. Restoration falls into a Capital Expense therefore the building
owners need to pay for that as an expense. This is why commercial
maintenance makes sense to property management companies.

We are located in Denver Colorado and pretty much do only residential work,
our business is growing but I'm allways looking for new ways to grow.  Do
any of u guys offer any type of maintenance contracts for residential
applications? If so what type of structure are u using?
