Adding coating onto the surface is only going to add to the problem down the road, get them on to a good maintenance program and keep the tile with no coating on it. Porcelain tiles were not made to be coated. We have been using it in a locker room in an industrial plant. The floor attracts all kinds of unappetizing debris and it does a creditable job. Have used it other situations that appear similar to yours.
