Mark,

Use an alkaline based cleaner and I prefer to use a soft brush for cleaning.
Mop you alkaline stripper on to the floor, allow to dwell for 5 minutes (use
hot water if available) then scrub, use a grout brush on the grout line vac
up scrub a second time with neutral cleaner.it not necessary to seal the
porcelain tiles but you can seal the grout.

One additional note:
M3 recently came out with a tile and grout cleaner called TIO2 CLEANER this
product work great for cleaning tile, grout and we have use it on travertine
floors. You need to get some and try it

I am bidding on a pizza shop floor is 2 years old never been sealed, they
want clean and sealed, I believe it is porcelain, would a buffer and black
pad or green pad work ok ?
