Hey Partners,

This clients have owned this home for over 15 years and in that time have applied 3 times a Saltillo tile sealer.  The floor is holding dirt and the grout joints don't look the best.  The grout has even been colored sealed over the years.

She is trying to save this floor, but I am not sure I should risk getting something to bond or trying to remove the 3 coats of sealer to ensure something will bond.  Any ideas or suggestions?
