I agree with you guys .Just want to add I have seen worse. Toughest part is stripping the coatings off. You have to get down to the clay. Then make any needed repairs.
Then cleaning the grout lines possibly consider color sealing them.
In most cases you need to use a penetrating sealer to seal the clay and bring out the colors. That first sealer needs to allow you to place a topical over it as well. Doing a job like this will require off days in between drying out the clay from the initial stripping to waiting a day for the first sealer to cure. Then of-course will you be able to get the proper pricing for doing this work .
